  1. Give proper written notice

    Confirm the date and time in writing.

  2. Check smoke and CO alarms

    Test in front of the tenant and record.

  3. Inspect for damp and mould

    Bathrooms, external walls and window seals.

  4. Check appliances and heating

    Working, safe and serviced.

  5. Review condition room by room

    Compare with the inventory. Photograph issues.

  6. Check garden and exterior

    Gutters, fences, paths and rubbish.

  7. Log tenant reported issues

    Agree who fixes what, and by when.
